Sarasota Market Update — January 2026

January brought strong buyer traffic and competitive conditions in the $400K–$700K range. Here's my ground-level view of the market as we move into peak season.

January is one of my favorite months to take the pulse of the market. The holiday slowdown is over, season is in full swing, and serious buyers are active. Here's what I'm seeing on the ground.

Buyer traffic is strong

January brought a noticeable uptick in inquiries and showings across all price points. We're seeing buyers who started their search online months ago now making the trip to Sarasota in person. This is the pattern I see every year — and it means serious activity.

The $400K–$700K range is competitive

In this range, well-priced, well-presented homes are moving within 2–3 weeks of listing. I've seen multiple-offer situations on properties that are fairly priced and in good condition. If you're a buyer in this range, expect competition and come prepared with pre-approval.

Above $1M: more room to negotiate

The luxury segment continues to offer more opportunity for buyers. Days on market are longer, sellers are more flexible on price and terms, and there's real inventory to choose from. If your budget allows, it's a strong time to be a luxury buyer in Sarasota.

New construction notes

Several builders are offering meaningful incentives — rate buydowns, closing cost contributions, and design upgrades — to move inventory. If you're open to new construction, these incentives can make a compelling difference in your effective purchase price.

Rental market context

For buyers considering investment properties, Sarasota's rental market remains solid. Long-term rental demand is strong as not everyone looking to live here is ready to buy. Short-term rental regulations vary by municipality and HOA — something to research carefully before buying as an investment.

My bottom line for buyers in early 2026

Act with decisiveness on properties that genuinely work for you. The "wait and see" approach costs you in a seasonal market where well-priced properties don't wait.
